FOUR WAYS TO HATER PROOF YOUR LISTING. At JMR, we make our clients aware of what issues might bring buyer complaints. I will have to say our clients receive this information very gratefully. I rarely have a problem but always keep a whisk broom and air freshener in my vehicle. I also blow off the driveway if they leave me a blower and long cord to use, water plants, etc. and make weekly checks of our lake listings especially since so many clients live miles away.

As a REALTOR®, I can tell you that the tax treatment of real estate, whether residential, commercial, or investment property, is an important consideration for my clients. I understand that as part of an effort to overhaul the federal tax code, the leaders of the Senate Finance Committee are starting with a "blank slate" that eliminates all deductions, credits, and exemptions. I also understand they are asking for your input on what tax provisions should be maintained, modified, or improved in a potential tax reform bill. Now is the time for you to be a voice for America's seventy-five million homeowners, as well as the tens of millions of Americans who are directly or indirectly invested in commercial real estate! The current tax system contains many provisions that encourage real estate ownership and investment. Each provision deserves careful consideration in any tax reform effort. The first rule in tax reform should be "Do No Harm."
At the very least, I urge you to maintain, and in some cases improve, the following provisions in any rewrite of the tax code: The mortgage interest deduction should be preserved in its current form and the limits indexed for inflation. The exclusion of capital gains on the sale of a principal residence should be preserved and the limits indexed for inflation. The deduction for property taxes paid should be preserved. The temporary exclusion of income from discharge of mortgage debt (mortgage cancellation) should be made permanent. The depreciation periods of commercial and residential buildings should be shortened to reflect the true useful lives of these assets. The temporary provision allowing faster write-off for leasehold improvements should be made permanent. Provisions that allow for the deferral of gain on the like-kind exchange of real property should be maintained.
Our nation's real estate markets are finally on the road to recovery. One of the surest ways to halt this recovery is to create uncertainty about whether the current tax treatment will be eliminated or impaired for real estate owners and investors. Congress must be mindful of the broad impact that the overnight elimination of long-standing and widely utilized tax provisions may have on our nation's economy. I hope you will express your support for the vital role real estate plays in our economy to the leaders of the Senate Finance Committee, as well as to your colleagues, by urging them to retain and improve these important parts of our tax system.

James Hennington 2 hours ago · FROM LAKE EDDINS VOLUNTEER FIRE DEPARTMENT: We would like to thank the LEOA Board of Directors for allowing us the privilege of holding our Annual Bass Tournament here on beautiful Lake Eddins this year. This is one of our means of raising money to help maintain our fire department. We would like to thank Crossroads Realty, Joy McClinthen Realty, Mark and Vickie McKee and Carlton Williams for their financial support. Their contribution of money went to pay for our 1st Big Fish bonus, 2nd Big Fish bonus and help us supply the morning and lunch food and drinks. Without their support we could not have made this tournament work. To all the workers who helped, we can't thank you enough. It takes the help of many people to put on a tournament like this. From gate workers, registration workers, morning coffee and snack helpers, launch and parking directors, blast off helpers, weigh-in workers, lunch providers, etc. There were too many to name individually, but we thank all of you. We would like to thank Mr. Gaines for the privilege of using his deck for the weigh-in, Joe Hensley for serving as weigh master, Keble Luter for furnishing the scales used at weigh-in, Lora Shepherd for the painting and Harry Suddith for the frame that we raffled off, for the ones who donated the great door prizes we gave away to the fishermen and to all of the fishermen and women who participated in this tournament. Without you who fished, all of the rest would have been wasted. We truly hope that each one who helped and each one who fished had a very enjoyable day. Our big fish was 2 lbs. bigger than last year, so if we have one next year we ought to see some 10+ pounders. Once again thank you all for a very good tournament. As a REALTOR®, I can tell you that the tax treatment of real estate, whether residential, commercial, or investment property, is an important consideration for my clients.
ReplyDeleteI understand that as part of an effort to overhaul the federal tax code, the leaders of the Senate Finance Committee are starting with a "blank slate" that eliminates all deductions, credits, and exemptions. I also understand they are asking for your input on what tax provisions should be maintained, modified, or improved in a potential tax reform bill. Now is the time for you to be a voice for America's seventy-five million homeowners, as well as the tens of millions of Americans who are directly or indirectly invested in commercial real estate!
The current tax system contains many provisions that encourage real estate ownership and investment. Each provision deserves careful consideration in any tax reform effort. The first rule in tax reform should be "Do No Harm."
At the very least, I urge you to maintain, and in some cases improve, the following provisions in any rewrite of the tax code:
The mortgage interest deduction should be preserved in its current form and the limits indexed for inflation.
The exclusion of capital gains on the sale of a principal residence should be preserved and the limits indexed for inflation.
The deduction for property taxes paid should be preserved.
The temporary exclusion of income from discharge of mortgage debt (mortgage cancellation) should be made permanent.
The depreciation periods of commercial and residential buildings should be shortened to reflect the true useful lives of these assets. The temporary provision allowing faster write-off for leasehold improvements should be made permanent.
Provisions that allow for the deferral of gain on the like-kind exchange of real property should be maintained.
Our nation's real estate markets are finally on the road to recovery. One of the surest ways to halt this recovery is to create uncertainty about whether the current tax treatment will be eliminated or impaired for real estate owners and investors. Congress must be mindful of the broad impact that the overnight elimination of long-standing and widely utilized tax provisions may have on our nation's economy.
I hope you will express your support for the vital role real estate plays in our economy to the leaders of the Senate Finance Committee, as well as to your colleagues, by urging them to retain and improve these important parts of our tax system.

FROM LAKE EDDINS VOLUNTEER FIRE DEPARTMENT:
We would like to thank the LEOA Board of Directors for allowing us the privilege of holding our Annual Bass Tournament here on beautiful Lake Eddins this year. This is one of our means of raising money to help maintain our fire department. We would like to thank Crossroads Realty, Joy McClinthen Realty, Mark and Vickie McKee and Carlton Williams for their financial support. Their contribution of money went to pay for our 1st Big Fish bonus, 2nd Big Fish bonus and help us supply the morning and lunch food and drinks. Without their support we could not have made this tournament work. To all the workers who helped, we can't thank you enough. It takes the help of many people to put on a tournament like this. From gate workers, registration workers, morning coffee and snack helpers, launch and parking directors, blast off helpers, weigh-in workers, lunch providers, etc. There were too many to name individually, but we thank all of you. We would like to thank Mr. Gaines for the privilege of using his deck for the weigh-in, Joe Hensley for serving as weigh master, Keble Luter for furnishing the scales used at weigh-in, Lora Shepherd for the painting and Harry Suddith for the frame that we raffled off, for the ones who donated the great door prizes we gave away to the fishermen and to all of the fishermen and women who participated in this tournament. Without you who fished, all of the rest would have been wasted. We truly hope that each one who helped and each one who fished had a very enjoyable day. Fish quality this year was really good showing our lake is really improving. We can't thank the many supporters of our fire department for all you have done for us this year. Your financial support has helped us accomplish a lot for our community this year.

Our big fish was 2 lbs. bigger than last year, so if we have one next year we ought to see some 10+ pounders. Once again thank you all for a very good tournament. All of the winning fish were released alive and healthy and are there to be caught again by someone. We lost 3 fish this tournament but these were not wasted. They will be eaten. All the other fish were released alive to be caught again. There were many good 4-6 lb fish caught today.

Please be careful driving around the lake. A baby fawn was killed apparently by someone on the way out of the lake. They can dart out into the road so quickly! Another reason to keep our four legged children on a leash when walking.
